Startup & Support Commissioning & Functional Testing
• Perform journey-level HVAC work in, Start-up and repair of chillers, heat pumps, air handlers, cooling towers, hydronic systems, VFD, VRF systems and control systems.
• Scope of work also includes, but is not limited to leading a team, assigning work to semi-skilled workers, inspecting work of semi-skilled workers, assisting other skilled HVAC mechanics, working in varying weather, work conditions, and working at varying heights.
• Perform factory-authorized startup of air-cooled and water-cooled HVAC equipment.
• Verify installation meets manufacturer specifications and project drawings.
• Inspect piping, electrical, controls, and airflow prior to energization.
• Assist contractors with punch list items related to mechanical systems.
• Document pre-functional checklists (PFCs).
• Execute Level 3–5 commissioning for mission-critical cooling systems.
• Perform functional performance testing (FPT) on:
• CRAH/CRAC units
• Air-cooled chillers
• Cooling towers
• Pumps and hydronic systems
• Economizers and control sequences
• Validate redundancy strategies (N, N+1, N+2).
• Verify sequences of operation with BAS/EPMS teams.
• Support Integrated Systems Testing (IST).
• Work is performed in varying weather and working at varying heights requiring the use of ladders and under established and enforced safety conditions.
Documentation & Reporting
• Complete detailed startup reports and commissioning logs.
• Maintain deficiency and issues tracking lists.
• Produce client-ready turnover packages.
• Provide redline markups for as-built documentation.
• Support MOPs, SOPs, and EOP development.
Illustrative examples of Work
• Train semi-skilled workers in procedures and methods, use of tools, recognition of parts and other skills.
• Repair: controls, control circuits, evaporators, condensers, air handlers, chillers, pumps, circulation pumps, supply lines, air compressors, steam/other regulating valves and sensors, energy recovery ventilators (ERV’s) and associated gas pack.
• Supervise, participate, and inventory parts, supplies and tools on service truck
• Clean cooling towers, replace filters, lubricate equipment, inspect and replace parts and components
• Pick up parts and supplies from vendors keeping accurate receipts and records on every purchase.
• Operate computerized scheduling and troubleshooting heating and cooling control system.
• Operate a variety of hand and power tools.
• Strict adherence to OSHA safety standards at all times.
• Adherence to attendance policies.
• Attendance to training sessions on new technology as it becomes available
Customer & Project Interface
• Serve as on-site technical representative during commissioning.
• Participate in project meetings and readiness reviews; coordinate test sequencing with project stakeholders.
• Provide technical guidance to contractors and clients.
• Support warranty validation and owner training.
